Abstract
The aim of this research was to study financial feasibility analysis of the leasehold building project for the elderly in Bang Phli district of Samut Prakan province using the discount rate of 6 percent. Three criteria are used, namely, net present value, internal rate of return, and benefit-cost ratio. The project life is 30 years. There are 2,514 rental units. The project is designed to support the elderly and everyone in the family, including activities, services and facilities suitable for the elderly. Rental price is 5,000 – 6,700 baht per month. The project investment costs 2,623,302,500 baht. In the case that an average occupancy rate is 85%, the results of the analysis revealed that this project is not financially worthwhile because the net present value of the project is - 470,910,567 baht, the internal rate of return is 4.11%, and the benefit-cost ratio is 0.85. But when the rental price is set to 7,000 – 10,000 baht per month, the net present value of the project is 2,012,177,985 baht, the internal rate of return is 8.14%, and the benefit-cost ratio is 1.17. This will make this project financially worthwhile.
