ORGANIZATIONAL MANAGEMENT FACTORS AFFECTING THE COMPETITIVENESS OF BUILDING INSPECTION SERVICE BUSINESSES IN THAILAND

Abstract

This research aimed to: 1) Examine the characteristics of building inspection service providers and their businesses and compare their competitiveness across these characteristics; and 2) Analyze the organizational management factors affecting the competitiveness of building inspection service businesses in Thailand. This quantitative research employed a survey design. Questionnaires were distributed to all building inspectors registered with the Department of Public Works and Town
& Country Planning, yielding complete 298 complete questionaires. The questionnaire had an item-objective congruence index of 0.98 and a Cronbach’s alpha of 0.992. Data were analyzed using descriptive statistics, t-test, one-way analysis of variance, and multiple regression analysis. The findings revealed that most service providers were individual building inspectors, had an investment of no more than THB 1 million, and had no more than five inspectors on their teams. Competitiveness was at a high level, with service quality receiving the highest mean score. Competitiveness did not differ significantly according to provider type, investment, team size, location, or length of business operation. However, larger teams demonstrated significantly greater competitiveness in differentiation and niche-market focus. The seven dimensions of organizational management jointly explained 74.93% of the variance in competitiveness. Skills, organizational strategy, management style, and shared values were statistically significant predictors of competitiveness, in descending order of influence, whereas organizational structure, systems, and staff were not statistically significant predictors. The findings indicate that professional skills and expertise constitute the core of competitiveness among building inspection service businesses and should be supported by organizational strategy, management style, and shared values appropriate to the nature of professional service businesses.
