Guidelines for the development of residential welfare buildings: a case study of thammasat university, rangsit campus

Abstract

This research aimed to study factors affecting the accommodation selection of students and personnel at Thammasat University, Rangsit Campus and to study the physical, marketing and financial feasibility study in the development of a residentialwelfare building project within or close to the Thammasat University, RangsitCampus. Data were collected from 400 samples of students and personnel of Thammasat University, Rangsit Campus by using a stratified sampling method, a questionnaire is a tool for data collection, and analyzed data with descriptive statistics as well as studying the physical, marketing and financial feasibility study.

The results showed that the safety of their accommodation is the most importance factor, followed by the appropriateness of the price to the living conditions, located near various convenience areas, convenient for traveling to study or work,complete facilities, appropriateness of promotion, the appearance is beautiful and pleasant to live, and having people know to live, respectively.The feasibility study found that the suitable land for the development of the residential welfare building is 1,036.46 square wah, located on Bundit Asa Road and Pen Suk Road, designed as 2 buildings for a 4-storey residential building and 1 service building, with a total of 126 rooms. The project has very high opportunity in marketing since it is a new building developed with due regard to the behavior of the use of residential areas of students and personnel. Furthermore,it has financial possibilities with the net present value after tax equal to 16,843,146.74 baht, representing the internal rate of return of 12%.
