THE STUDY OF FINANCIAL FEASIBILITY FOR INVESTMENT OF CO-WORKING SPACE IN BANGKOK: RATCHADAPISEK AREA ALONG MRT LINE

Abstract

     The purpose of this research was to study financial feasibility of Co-Working Space investment in Bangkok. This quantitative research applied descriptive research as a method. The data is obtained from academic documents, articles, research documents including website and questionnaire development for Maven Mesh Co-Working Space & Cafe' interview. Net Present Value (NPV), Internal Rate of Return (IRR), Discount Payback Period (DPB) and Sensitivity Analysis that testing of Switching Value Test of Benefit (SVB) and Switching Value Test of Cost (SVC) are the financial tools used in the analysis. In this research, Ratchadapisek areas along MRT line is selected for financial feasibility study.

     The study result revealed that it is feasible to invest in this selected area. Net Present Value (NPV) is 6,005,400.30 Bath with 27% Internal Rate of Return (IRR) and 3 years and 6 months Discount Payback Period (DPB). Sensitivity analysis also showed that both cases are worthwhile in investing. Based on Switching Value Test of Benefit (SVB) and Switching Value Test of Cost (SVC), The result of SVB shows that the benefit could be reduced up to 15.54% and cost could be increased up to 18.40% as SVC test.
